Denver Metro 6 County Inventory Count
Market Fun Facts (06/05/23): The unofficial start to summer is here – if only it would stop raining! How will the market look as we enter into the summer season? To answer this question NeXstep continues to monitor inventory levels across the 6 County Denver Metro. For the third month in a row this year we see an increase in inventory levels; active listings are up the largest amount this year by +705 listing this month, for a total of 5,476 active homes for sale. This is an increase from June 2022 when we had 4,752 home for sale. Sales are also up +163 properties from last month for a total of 4,409 sold homes in the past 30 days.

This winter is expected to be unseasonably hot for the housing market. “Compared to other past winter seasons, this winter season’s sales activity will be stronger,” says Lawrence Yun, chief economist of the National Association of REALTORS®. “This winter, there will be more sales compared to pre-pandemic winters going back all the way to 2006. The momentum from the last few months is expected to continue. From March through October, homes have been selling faster than they traditionally do.
